Lavon Maps Out New Elevon Homes As SH 78 Commercial Plans Move Closer

Lavon had one of those City Hall weeks where growth, traffic, safety, and neighborhood rules all collided. Homes, highways, parking, and public services are all moving at once, and residents are starting to feel the pressure. Here’s where the next wave is taking shape.

Lavon Tightens Parking Rules, Moves Utility Deal Forward, And Hears LakePointe Safety Concerns

Lavon City Council meeting notes from April 21 have been released, showing council covered neighborhood traffic concerns, parking rules, utility work, and economic development. The meeting included two approved items and a LakePointe safety request.

LakePointe Neighbors Push For Safer Streets

Richard Somers and Wendy Sheriff raised concerns about speeding in the LakePointe neighborhood. They asked the city to consider four-way stops at Brookstone Drive and LakePointe Boulevard, and Brookstone Drive and Cyprus Grove Drive. They also asked for more streetlight coverage and brighter lighting throughout the neighborhood.

Council Cracks Down On Front-Yard Parking

Council approved Ordinance No. 2026-04-04, changing Lavon’s parking rules. The update restricts parking on an unimproved surface in front of a building line. In simple terms, where vehicles are parked on a property could matter more under the city code, especially in front-yard areas that are not improved surfaces.

Bloomfield Utility Deal Moves Forward

Council approved Resolution No. 2026-04-08 for a reimbursement agreement with Bloomfield Homes, LP. The agreement is tied to water and sanitary sewer infrastructure improvements connected to the Lavon Trail Parkway Construction Project, also listed as CIP-40.

Economic Development Takes The Spotlight

Pam Mundo, Executive Director of the Lavon Economic Development Corporation, presented the LEDC’s 2025 Annual Report and 2026 Strategic Plan. She also shared the Economic Excellence Recognition granted by the Texas Economic Development Council for 2025.

City Council Agenda

Lavon Puts Elevon Homes, SH 78 Growth, Chicken Signs, Sewer Noise And Fire Staffing On The Table

The official minutes from Lavon City Council’s May 5, 2026 meeting are not out yet, so this section is based on the agenda. The items show what council was expected to discuss or consider this week, with growth, commercial activity, city services, and staffing all touching areas residents see in everyday life.

Elevon Housing Changes Return

Council was set to hold a public hearing on proposed changes to the Elevon Planned Development District. The request involved additional residential lot types with a minimum lot depth of 110 feet on about 104.8 acres in Section 3A, shaping how that part of the development could be divided before homes are built.

561 Residential Lots Hit The Map

Council also had a preliminary plat for Elevon Section 3A on the agenda, listing 561 residential lots, 1 amenity center common area, 1 wastewater lift station lot, and 22 common areas on 172.014 acres. That layout gives the city a closer look at where homes, shared spaces, and utility land could sit.

Elevon Street Layout Gets A Waiver Request

Council was expected to consider a waiver of the maximum permitted block length in two places in Elevon Section 3A, Phases 3A-4 and 3A-5. Longer blocks can affect how streets connect through a neighborhood, so this request ties directly to how that section may function once built.

SH 78 Commercial Plans Move Into View

The agenda included two commercial lots for the 205-78 Addition on 5.133 acres near SH 78 and SH 205. Council also had a site plan and landscape plan for a commercial project at 1030 S. SH 78, putting more attention on how that highway corridor may develop.

Krispy Krunchy Chicken Asks For More Sign Space

Krispy Krunchy Chicken at 450 S. SH 78, Suite 100, was listed for a public hearing on sign variances. The request would allow two wall signs instead of one and about 48 square feet of wall sign area, 24 square feet more than allowed, raising a visibility question for a business along SH 78.

Sewer Noise Gets A Public Check-In

Council had a staff report and discussion scheduled on noise mitigation efforts related to the city’s sanitary sewer system. The agenda does not list a final fix, but placing the item in public view gives residents a clearer place to track how the city is handling infrastructure noise concerns.

Nuisance Property Rules May Get Clearer

Council was expected to consider Ordinance No. 2026-05-02, which would amend the city’s “Habitual Criminal and Nuisance Properties” rules. The agenda says the change would clarify and enhance which offenses count as “Criminal Activity,” affecting how the city defines problem properties under that article.

Fire Staffing And Budget Conditions Come Up

The agenda included discussion on staffing and mid-year budget conditions, including reallocation in the fire department staffing plan. The agenda does not say a staffing change was approved, but it shows council was set to review how fire department staffing fits into the city’s mid-year budget picture.

The May 5 agenda did not confirm final decisions, but it put several resident-facing issues in motion for public discussion or possible action. The next thing to watch is the official minutes, especially for Elevon, SH 78 commercial plans, the chicken sign request, sewer noise, nuisance property rules, and fire staffing.
