Lavon to Hold Public Hearings on Parking Rules and 110-Acre Development
Lavon is holding public hearings on two big zoning items. One affects parking rules across the entire city. The other involves a large 110-acre property near SH 205 and SH 78 that could be rezoned for apartments and commercial development.
Citywide Parking Rules Could Change
The city is considering changes to how much parking businesses and developments are required to provide. Right now, the zoning code sets minimum parking numbers depending on the type of use. The proposal would adjust those minimums and reorganize how they appear in the code.
The city is also looking at updating rules for zoning notification signs and cleaning up some definitions in the ordinance. These are technical changes, but they affect how future projects are reviewed and how the public is notified about zoning cases.
Public hearings for these changes are scheduled for February 24 at Planning and Zoning and March 3 at City Council.
110 Acres Near SH 205 and SH 78 Could Be Rezoned

A separate case involves about 110 acres near SH 205 and SH 78, bordered by Geren Drive and Traditions Drive. The request would change the current zoning to allow a new Planned Development that includes commercial space and multifamily housing.

In simple terms, this could mean apartments and retail at one of Lavon’s most visible intersections.
This rezoning case was moved to March 24 for Planning and Zoning and April 7 for City Council.
What Happens Next
Residents can speak at the public hearings before decisions are made. Planning and Zoning will make recommendations, and City Council will take final action. The parking changes move first, followed by the 110-acre rezoning later in March and April.
